Who Pays to Take Your Antennas Off the Roof While the Landlord Re-Roofs?
Entrada Therapeutics' lease at One Design Center Place in Boston grants rooftop space for free and then makes the tenant pay to clear its own equipment off the roof whenever the landlord re-roofs. Five months later the same landlord family wrote the same clause for Ginkgo Bioworks with one word changed, at Landlord's cost, plus a relocation notice cut from 180 days to 120 and an express carve-out from Base Rent and Operating Costs. The rooftop grant itself is free in all eight of the filed leases read for this post that grant one, and the phrase rooftop license fee has not appeared in an SEC filing since 2013. The money has moved to the riser, where Hippo Analytics pays an uncapped charge to a mandatory vendor who can also lock it out of the telephone closets, and to roof work, where GRAIL splits the cost by causation and Brookfield promises Vivid Seats a building DAS with no deadline, no performance standard and an express disclaimer of its operational utility.
