A Parking Charge Capped at 5% a Year, or Reset to Whatever the Garage Charges
Rocket Mortgage's Detroit amendment escalates five reserved parking spaces by a flat $5.00 on January 1 of every year. CarGurus pays $490.00 per space per month at 1001 Boylston Street, resettable annually to prevailing market rates but never by more than 5%, which takes the rate to about $924 by year fifteen and the fifteen year parking bill to roughly $11.0 million on 91 spaces. Sage Therapeutics pays the building's published rate with no cap at all. PROS' Houston parking agreement is the only one of six filed leases that limits what the landlord may promise other tenants, caps the ratio in their leases at 3.5 per 1,000 square feet, and pays a doubling rent credit for a Parking Failure that first hits its one month ceiling in the fifth thirty day period. Capricor's July 2026 Alexandria lease charges nothing for all 382 spaces and makes the landlord ask permission to reconfigure the lot. None of the six calls parking charges Additional Rent.
